These Terms govern Mr. Skeeto pay-as-you-go pest-control services for residential customers in Ontario. The accepted quote, service scope, and these Terms should be read together. Approving a quote incorporates this page by reference.
1. PAY-AS-YOU-GO, ACCESS & CLIENT-CAUSED DELAYS
Service model. Services are provided and invoiced on a pay-as-you-go, per-visit basis with no long-term contractual lock-in. Either party may decline future visits, subject to payment for completed work and any applicable trip or lockout fee.
Mandatory pre-service questionnaire. Before or at the first Shield visit, the Client must complete Mr. Skeeto's current-property questionnaire and accurately disclose known interior pest activity and material site conditions. Responses may require an initial interior inspection before interior coverage is activated. Undisclosed pre-existing activity is not a Shield service failure and may require a separately priced Interior Recovery Treatment. If a required inspection is declined, exterior service may proceed, but interior guarantees remain inactive until access is provided.
Complimentary interior treatment credit. The first paid Deleto Shield warm visit issues one complimentary interior treatment credit for covered common pests. At the Client's request, it may be used during that initial visit or saved for later; it is one treatment total, not an initial treatment plus another free visit. Mr. Skeeto schedules the visit at its discretion and may combine it with exterior service. A credit is usable only while Shield coverage is active and no due visit has been expressly declined. During the warm season, that means a paid warm Shield visit completed within the preceding 90 days, and only for an interior visit scheduled within 90 days of that warm visit or on or before November 30 of that year, whichever comes first. The credit is not a snow or winter dispatch. Once that cutoff is reached, or once snow or ice is present, unused credit expires. It does not carry into the next year and is not a spring leftover. Credits never accumulate or carry forward and have no cash value. Continuing Shield the following year starts at Visit 1; the first paid warm visit of that year issues a new interior credit. A replacement credit is earned after each set of three completed paid warm Shield visits in the same calendar year, with no more than one credit available.
Warm visits and winter. Deleto Shield warm-weather exterior service is typically three visits per year (spring, summer, fall). There is no wintering fee. There is no scheduled winter service. The Shield service warranty is 90 days from the completed visit or November 30, whichever comes first. Complimentary exterior re-treatment is not scheduled after that cutoff and is never dispatched in snow or ice. If pests return while days remain on the 90-day clock but snow has fallen, Mr. Skeeto does not drive out. Leftover warranty days die at that cutoff; they are not saved for spring. Year end ends coverage. Exterior Shield visits are not scheduled after November 30 through snowmelt. Mr. Skeeto does not dispatch in snow or ice. Indoor requests after that cutoff are not warranty callbacks or leftover coverage; they may be scheduled only when travel is safe, and they are billed separately if the complimentary interior credit has expired. A winter request is not a guaranteed visit. The expected winter gap does not count as a skipped visit, but it is not a coverage window for callbacks, interior credits, or exterior re-treatments. The next year starts at Visit 1 as a new paid program.
Complete protection sequence. Visit 1 (spring) includes void dusting and rodent station deployment or service of existing boxes. Visit 2 (summer) includes foundation and soffit sprays, ant bait stations placed and filled, and rodent refill. Visit 3 (fall) includes light dust reapplication, full foundation and soffit sprays, and ant and rodent refill. Those elements are spaced across the year on purpose. Pay-as-you-go means the Client may join after Visit 1, skip a visit, or stop future visits with no cancellation penalty or lock-in. It does not mean a partial program will control pests as well as the full sequence. Starting and stopping, or leaving elements undone, makes control harder. Missed elements must still be completed on a later visit for the service to be considered complete. If they are not, Mr. Skeeto cannot reasonably expect the same result, and the service warranty does not apply to that incomplete program. Late start is not a reduced program.
Rodent Defense. Two exterior bait stations are included. Indoor mouse bait stations are placed upon request while Shield is active. Stations remain company-owned.
Station deployment and activation credits. Station Deployment is a one-time activation fee to place and lock company-owned bait stations. It is not a deposit and has no cash-refund character as a held deposit. On first activation in a given calendar year, $50 credits apply only to remaining Visit 2 and Visit 3 in that same calendar year (for example, activation in 2026 credits only remaining 2026 visits 2 and 3). Credits expire if those visits are not completed that year and do not carry into a later year. Joining at Visit 3 leaves no remaining credit visits. Continuing Shield the following year starts at Visit 1. If company rodent and ant stations remain on site and usable, the $100 Station Deployment fee is not charged again and no first-activation credits apply. If rodent, ant, or Carpenter & Fire Ant stations are missing, damaged, or otherwise cannot be used, a replacement fee applies: up to $40 for rodent stations, up to $20 for ant stations, and up to $100 for Carpenter & Fire Ant stations. After cancel/retrieve, redeployment is charged again at the then-current deployment fee with no activation credits. If the Client is unsatisfied and discontinues under the Golden Rule remedy in these Terms, Mr. Skeeto will unwind the activation as a satisfaction refund of the disputed fees and retrieve its stations—this is not marketed or treated as a customer deposit.
Pauses, reactivation and interior recovery. Coverage is suspended if the Client declines or skips a due warm visit, disputes or withdraws authorization for continuing scheduled service, or—during the warm season—allows more than 90 days to pass after the last completed warm Shield visit because of a Client-directed delay. After November 30, coverage has ended; leftover warranty days do not carry. The expected winter gap before the next year's Visit 1 does not count as a skipped-visit pause. Reasonable rescheduling, weather delays, and delays caused by Mr. Skeeto do not suspend coverage. Suspension carries no cancellation penalty, but guarantees, callbacks, and interior-credit eligibility pause. Interior activity present after suspension requires an authorized Interior Recovery Treatment starting at $100, in addition to the normal Shield visit; extensive conditions may require a separate quote.
Property access. For a scheduled visit, the Client authorizes treatment of accessible exterior areas if the property is locked when the technician arrives. If an interior treatment is scheduled and the premises are unlocked, the Client authorizes access to and treatment of the agreed interior areas, subject to product-label and safety requirements.
Lockouts, late cancellations and delays. If required areas cannot be accessed, or the Client cancels or reschedules with less than 12 hours' notice, Mr. Skeeto may charge its then-current standard lockout or trip fee. A delay, reduced result, or inability to perform caused by denied access, missing preparation, unsafe conditions, or other Client non-cooperation is not a breach by Mr. Skeeto.
2. PAYMENT TERMS, DEFAULT & CREDIT PROTECTION
Due date, service hold and taxes. Invoices are Net 15 and become past due 15 calendar days after the invoice date. Mr. Skeeto may suspend future service while any past-due service or equipment invoice remains unpaid. All quoted prices exclude applicable HST/GST and other taxes, which are added to each invoice.
2026 menu and quote validity. This Protection Menu is a time-limited quote/estimate for the 2026 season only and is not a standing offer held open indefinitely. Prices, packages, promotions, discounts, bundles, and add-ons may be changed or withdrawn at any time until accepted. This document expires on the Valid Until date shown in Plan Details (generally about 30 days after delivery), or sooner if Mr. Skeeto issues a replacement quote. Delivery is by email or Jobber; the Jobber or email transmission timestamp controls the delivery date. Any Valid Until date printed on this PDF is for convenience only—if it conflicts with that timestamp, the timestamp wins. After expiry or season end, no price, package, promotion, or arrangement is reserved, and an updated quote is required.
Overdue accounts. Amounts outstanding more than 30 days accrue interest at 2% per month (24% per annum, calculated without compounding), or the highest lawful rate if lower. The Client must reimburse reasonable collection costs, legal fees, court costs, and disbursements incurred to recover past-due balances, to the extent permitted by law.
Company-owned equipment. Deleto Shield provides rolling coverage and use of deployed equipment, not ownership of reusable bait stations, traps, monitors, or related products unless an invoice expressly states that an item was sold. On suspension or discontinuation, Mr. Skeeto may schedule a no-charge visit to recover its property. After reasonable notice, the Client authorizes access to ordinary unlocked exterior service areas solely for retrieval. Mr. Skeeto will not force entry; the Client must provide access to locked or interior locations.
Loss, damage and denied recovery. Normal seasonal wear, weathering, and ordinary service damage are not charged. Missing, removed, withheld, tampered-with, or physically damaged equipment beyond normal wear—including impact, crushing, or deliberate damage—is chargeable at $30 per rodent bait station, $75 per carpenter/fire-ant bait station, and $5 per green ant bait station. If access is denied or an item cannot be recovered after a reasonable opportunity, it is treated as missing and invoiced. When a Shield invoice remains unpaid 45 days after its invoice date, Mr. Skeeto may retrieve its equipment; service will not resume until outstanding service and equipment invoices are paid.
Transfer, vacancy and impaired credit. If the Client sells, transfers, or vacates the property, or a tenancy ends before the account is paid, all outstanding amounts become immediately due without further notice. If payment history or other circumstances reasonably impair credit, Mr. Skeeto may suspend service or require payment in advance before dispatch.
3. SERVICE GUARANTEES, GOLDEN RULE REMEDY & SITE CONDITIONS
Mosquito Deleto Barrier: one complimentary re-treatment request within 14 days after the application date, if the re-treatment can be scheduled within 14 days and is not a snow dispatch. Tick Defense Barrier: Suspend PolyZone is designed to resist weathering and may provide residual tick control for up to 90 days, depending on weather, site conditions, application, and label directions. The Mr. Skeeto service guarantee is 60 days from application or November 30, whichever comes first: qualifying tick activity reported during that period receives a free targeted re-treatment only if it is not a snow or ice dispatch. The product's potential 90-day residual period is not a 90-day service guarantee. Deleto Shield: exterior re-treatments for covered rodents, ants, spiders, earwigs, and accessible wasp nests by the house, shed, walkway, pool, and similar nearby structures for 90 days after the completed Shield visit or until November 30 of that year, whichever comes first, and only during an active paid warm-coverage period. Mr. Skeeto does not dispatch in snow or ice, even if days remain on the 90-day clock. Those leftover days still expire at November 30 or when snow or ice is present; they do not carry into spring. If pests return after snow has fallen or after November 30, that is out of season, not a free spring callback. The next year starts at Visit 1 as a new paid program. There is no scheduled winter service. Interior treatment primarily targets covered common pests such as ants, rodents, spiders, and earwigs and is limited to the available interior treatment credit and qualifying guarantee work described in these Terms.
Interior treatment guarantee. A completed interior treatment includes qualifying targeted re-performance for the same covered pest in the same treated area for 30 days, or until November 30 of that year, whichever comes first, and never as a snow or ice dispatch. Guarantee work after that cutoff, or once snow or ice is present, is declined as out of season; leftover days do not carry to the next year. Guarantee work does not consume another interior credit. New pests, new areas, widespread conditions, or activity arising during paused coverage may require separately priced service.
Wasp scope. Deleto Shield includes wasp, yellowjacket, and hornet nests of any kind on or near structures anywhere on the property (the house, garage, shed, walkway, pool, and similar), exposed or in-soffit, any floor, at no extra charge, when they appear after the first completed Shield visit. A nest already present on a first-ever visit is not included and is billed a la carte. Starting Shield does not make a preexisting nest free. 2nd Story Coverage extends preventative spider and soffit spraying to 2nd-story areas; it is not required for wasp nests. While Shield is active, incidental interior wasp activity tied to a nearby included structure nest is included. Shield does not prevent every nest. Nests far from structures, such as a tree across the yard, are not included. Honeybee and pollinator relocation is not a Mr. Skeeto service and is not offered. No opening or modifications to soffits are in scope of work. The technician chooses a safe treatment method; building demolition is not included.
Reactive guarantee (without Shield). Starting at $100 for exposed nests. Guaranteed wasp colony extermination or no fees apply. Do not seal them in until you contact a professional. Fees differ based on height, location, exposure, and severity of issue. Our price comes with free follow-up visits and repeat applications to ensure the nest is eliminated. Mr. Skeeto treats the identified colony until destroyed and removes accessible nest material where practical. Additional targeted nests are quoted separately. Excavation and physical extraction from inaccessible voids are excluded. No opening or modifications to soffits are in scope of work. If a targeted colony cannot be destroyed, its fee is waived or refunded. Active Shield: Active Shield includes wasp, yellowjacket, and hornet nests of any kind on or near structures anywhere on the property — house, garage, shed, walkway, pool, and similar — exposed or in-soffit, any floor, at no extra charge, when they appear after your first completed Shield visit. A nest already present on a first-ever visit is not included and is billed a la carte. Starting Shield does not make a preexisting nest free. No opening or modifications to soffits are in scope of work. Nests far from structures, such as a tree across the yard, are not included. Included nest coverage pauses when Shield coverage pauses.
High-elevation safety. High work uses ground-operated long-reach equipment. Roof walking, unsafe ladder placement, and destructive access are excluded; the technician determines the safe method.
Golden Rule remedy. Mr. Skeeto may first inspect, adjust, or re-perform the affected service. If a completed, paid service still does not deliver a satisfactory outcome and the Client elects to discontinue, Mr. Skeeto will refund the fee paid for the single disputed visit. If the invoice remains unpaid, that service fee will instead be waived. Mr. Skeeto may also offer this refund-or-waiver outcome when the Client declines recommendations or when further treatment is unlikely to produce a practical result. Issuing or accepting that remedy concludes complimentary re-treatment obligations for that visit and associated pest condition; any later work requires separate authorization. To the maximum extent permitted by law, re-performance or this single-visit refund or waiver is the exclusive contractual guarantee remedy and does not limit rights that cannot lawfully be excluded.
Site conditions and repeated service. Complimentary re-treatment requires reasonable access and use, plus sanitation and structural conditions that permit treatment to work. Mr. Skeeto is not required to repeat unsuccessful treatment indefinitely where: (a) recommended sealing, exclusion, moisture correction, or structural repairs are not completed; (b) severe neglect, exposed food or garbage, hoarding, standing water, or unaddressed moisture exists; (c) preparation, cleaning, sanitation, or post-treatment instructions are not followed; or (d) the Client or another person moves, opens, tampers with, removes, or alters pest-control products, traps, or stations. In those circumstances, Mr. Skeeto may decline further complimentary treatment and provide the Golden Rule refund or waiver instead.
4. HEALTH, SAFETY, CHEMICAL & ENVIRONMENTAL COMPLIANCE
Regulatory compliance. Control products used by Mr. Skeeto are registered with Health Canada through the Pest Management Regulatory Agency (PMRA) and are applied according to their labels and applicable Ontario requirements, including the Pesticides Act. Safety Data Sheets are available upon request.
Interior liquid treatments. Occupants and pets must vacate treated premises for four hours and, upon re-entry, open windows for 20 to 30 minutes of ventilation. Persons with allergies, respiratory conditions, chemical sensitivities, pregnancy concerns, or other health conditions should consult a physician before treatment or re-entry. A Client who permits early re-entry or fails to ventilate assumes the resulting health risk and, to the extent permitted by law, releases Mr. Skeeto from related claims.
Weather and force majeure. Mr. Skeeto is not responsible for delay, reduced residual performance, or re-infestation caused by events beyond reasonable control, including extreme temperatures, flooding, wildfire, government restrictions, unsafe site conditions, or heavy or unforeseen rainfall immediately after an exterior application. Any available re-treatment remains subject to product labels and safe conditions.
5. LIMITATION OF LIABILITY & PEST DISCLAIMERS
Meaning of pest control. Pest control means periodic reduction or eradication of observed pest activity and limitation of re-infestation within practical structural and environmental limits. It is not a guarantee of permanent elimination, total sanitation, structural repair, or odour removal.
Existing and continuing damage. Mr. Skeeto is not responsible for pre-existing damage, concealed infestations, contamination, odours, or continuing damage caused by insects, wildlife, or rodents, including damage inside walls, attics, insulation, wiring, drywall, foundations, or other inaccessible areas.
Excluded damages and liability cap. To the maximum extent permitted by law, Mr. Skeeto is not liable for indirect, incidental, special, exemplary, punitive, or consequential loss, including lost rent, hotel or temporary relocation costs, loss of use, or emotional distress, regardless of the legal theory asserted. Aggregate liability arising from a service is limited to fees paid for the affected service visits during the 12 months preceding the event. Nothing in these Terms excludes liability that cannot lawfully be excluded, including liability for gross negligence or wilful misconduct where applicable.
6. CLIENT PRIVACY, CONFIDENTIALITY & DATA RIGHTS
Private property information. Both parties must protect confidential residential information shared for service delivery, including private home details, property access codes, security layouts, occupancy information, and personal information. Such information may be used only to schedule, deliver, document, administer, or enforce the services.
Pest and inspection records. Mr. Skeeto treats customer inspection reports, pest-activity logs, treatment records, and residential property data as confidential and will not disclose them to third parties except with the Client's consent or where disclosure is reasonably required by Ontario health authorities, a court order, provincial law, or another lawful regulatory requirement.
Photographs and anonymity. Technicians may photograph pest activity and structural, sanitation, access, or treatment conditions solely for service verification, treatment logs, recommendations, dispute resolution, and internal quality auditing. Residential photographs will be kept confidential and, where reasonably practicable, stripped of faces, names, addresses, and other unnecessary identifying details.
7. STATUTORY CONSUMER PROTECTION & STANDARD ONTARIO TERMS
Buyer's right to cancel. Nothing in these Terms limits a consumer's non-waivable rights under Ontario's Consumer Protection Act, 2002 or successor legislation. Where the Act provides a cooling-off period, including for a qualifying direct agreement, the consumer may cancel within the statutory period (generally 10 days after receiving a written copy of the agreement) without giving a reason. If the consumer expressly requests or authorizes service to begin during that period, Mr. Skeeto remains entitled to reasonable compensation for services properly supplied before cancellation, but only to the extent permitted by applicable law. Statutory rights may differ according to how, where, and for what amount the agreement was made.
Governing law and venue. These Terms and each service are governed by the laws of Ontario and the federal laws of Canada applicable in Ontario. The parties attorn to the courts of Ontario, subject to any non-waivable consumer venue right.
General. If a provision is invalid or unenforceable, it is severed only to the minimum extent required and the remaining provisions continue. A failure or delay in enforcing a right is not a waiver. Mr. Skeeto acts as an independent contractor and does not create an agency, employment, partnership, or joint-venture relationship with the Client. These Terms and the accepted quote form the service agreement and may be amended only in writing or through a replacement accepted quote.
